Modular vs. Manufactured Homes – What’s the Difference?

Many people use the terms “modular home” and “manufactured home” interchangeably, but the truth is that the two types of homes are very different. While both types of homes start their lives by being designed and built in a factory setting, the similarities end there.

Modular homes come in a wide range of sizes and styles, and they’re often delivered in two or more pieces. These homes can have a crawlspace or basement as a foundation, depending on the area and the homeowner’s preferences. Lastly, they must comply with all local and state building codes and regulations. Partially as a result of this, they often don’t look very different from most site-built homes in the area.
You could think of a modular home as a compromise between the affordability of a manufactured home and the flexibility of a site-built home. While you get lots of design options, extremely sturdy construction, and a relatively quick building process, your home won’t be delivered to you as quickly as a manufactured home, and if you ever decide to move, you won’t have the option of taking your home with you.

Is a Modular Home Right for You?

Obviously, only you can decide if a modular home is right for you. But we can think of many reasons why you might want a modular home, including:

• There is a lot of design flexibility in modular homes: you can choose the size, number of rooms, and of course features like the color scheme and décor.
• Because they’re built in factories and have to withstand highway transport, they’re built to be exceptionally sturdy.
• They are more affordable and energy-efficient than many site-built homes.
• They may be able to stand up to extreme weather conditions better than site-built homes.
• Banks treat them the same way they do site-built homes, which means they’re often easier to refinance down the road.
